A Clear First Step
Start with the property you have in mind and what you need the financing to do. You do not need every document ready to begin. Share the basic details and add any useful background. After the first review, we’ll let you know which supporting documents are needed.

Your name, company, email, phone, and role in the transaction so our team can follow up.
If available, add your business plan, the owner’s background, current loans, and how you expect to repay the financing.

You’ll work directly with the Stone Oak Capital Advisory team, led by Manny Holguin, Head of CRE Capital Markets. We establish your point of contact, explain the next steps and keep you informed as your financing request progresses.
We lead the financing process from the initial strategy through closing. Our team reviews your property and plans, structures and arranges the financing, and manages the documents, follow-up and communication needed to move the transaction forward. You have a clear point of contact throughout the process.
We explain the fees, deposits, required report costs and payment schedule before you authorize the related work. Costs depend on the financing and services involved, and we walk you through what each charge covers so you know what to expect.
We focus on commercial investment and development properties in 43 states. We do not currently arrange financing in Arizona, California, Illinois, Nevada, North Dakota, South Dakota, Vermont. The loan options available depend on the property and your financing needs. Commercial-scale build-to-rent and build-to-sell single-family communities are available for review. Individual condominium units, individual single-family homes, and residential properties with two to four units are outside our current commercial focus.
View eligible property types →Yes. Commercial mortgage brokers and referral partners are welcome to bring us a request. Ask your broker to explain who they represent and their role so we can agree on communication, responsibilities, and any compensation arrangements.
Explore our broker relationships →We evaluate whether additional investment through preferred equity, or additional borrowing through mezzanine financing, could address the funding gap. We consider these options only when Stone Oak structures the main bridge, construction, or permanent loan. Availability and terms depend on the property, financial review and proposed financing.
