Bridge, Construction & Permanent Financing

Three core programs. Flexible transaction structures.

We shape the main property loan around your business plan, timing, and repayment plans. Additional investment or borrowing, such as preferred equity or mezzanine financing, may be available only when Stone Oak structures that main loan.

Core Program · 01

Bridge Loans

Short-term financing to buy, refinance, improve, or fill vacant space in a commercial property while you prepare for a sale or longer-term loan.

We structure and arrange bridge financing when a commercial property needs time or money to reach its next stage. It can help you buy a property, pay off a loan that is coming due, renovate, fill vacant space, or change the mix of debt and owner investment. We start with the property’s income and occupancy, purchase price or current debt, the amount you need, improvement costs, the owner’s experience, and timing.

Together, we look at the work ahead and how a sale or longer-term refinance could repay the loan. We organize the financing request, compare possible loan terms, and coordinate the financial review, property reports, documents, and closing requirements. You stay informed about unanswered questions and the next steps.

Common Uses

  • Acquisitions requiring a fast or flexible closing
  • Lease-up, renovation, conversion, and repositioning
  • Maturing debt, discounted payoffs, and recapitalizations
  • Commercial property acquisitions and renovations

Loan Terms to Discuss

  • $1M–$100M+ across available capital sources
  • Starting at SOFR + 4.00%
  • Up to 75% LTV
  • 12–36 month terms
  • Recourse and non-recourse options
  • Sale or refinance exit
  • Indicative closing timeline: 10–45 days

What these terms mean. LTV compares the loan amount with the property’s value. SOFR is an interest-rate benchmark; SOFR + 4.00% means that benchmark plus 4 percentage points. Recourse describes whether repayment can be sought beyond the property, as set out in the loan documents.

Construction Loans

Financing for new construction, major renovations, changes in property use, and unfinished projects, planned around the budget and stages of the work.

We structure and arrange construction financing around what you are building, what it will cost, and when it needs to be completed. This can include new construction, major renovation, a change in use, or work needed to finish an existing project. We review land and acquisition costs, approvals, plans, permits, contracts, money set aside for unexpected costs, the owner’s investment, contractor experience, and expected property income.

Construction loans are usually paid out in stages, called draws, as work is completed and checked. We help organize the loan request, supporting reports, financial review, documents, and requirements for closing. From the beginning, we also consider how a sale or longer-term loan could repay the construction financing.

Common Uses

  • Multifamily construction and development
  • Ground-up commercial property development
  • Heavy renovation, adaptive reuse, and conversion
  • Completion and stalled-project recapitalization

Loan Terms to Discuss

  • $1M–$100M+ across available capital sources
  • Up to 85% LTC
  • 12–36 month terms
  • Interest-only structures and flexible draws
  • Completion and stabilization planning
  • Indicative closing timeline: 30–60 days

What these terms mean. LTC compares the loan amount with total project cost. Interest-only payments cover interest rather than reducing the loan balance. Draws are payments released in stages as the required work and documents are reviewed.

Permanent Financing

Long-term financing for commercial properties with established income, including purchases, refinancing, and repayment of bridge or construction loans.

We structure and arrange long-term financing for properties with established income, whether you are buying a property, refinancing existing debt, or replacing a bridge or construction loan. We start with the income the property can sustain, occupancy, leases, operating history, the owner’s experience, and your plans for the property.

We consider banks, insurance companies, agency programs, and commercial mortgage-backed securities (CMBS) financing where appropriate. We help you compare the amount you can borrow, loan length, repayment schedule, any personal guarantees, and costs or restrictions if you repay early. Our team coordinates financial information, property reports, questions, documents, and closing requirements. Loan terms depend on the financial review and the requirements of the chosen program.

Common Uses

  • Acquisition of stabilized commercial properties
  • Refinancing existing commercial real estate debt
  • Takeout of bridge or construction financing after stabilization
  • Long-term ownership and portfolio recapitalization

Loan Terms to Discuss

  • Fixed- and floating-rate structures, subject to availability
  • Term and amortization tailored to the property and capital source
  • Proceeds evaluated against value and sustainable cash flow
  • Recourse and non-recourse options, subject to underwriting
  • Debt-service coverage and occupancy requirements vary by execution
  • Prepayment provisions reviewed with the proposed loan structure

What these terms mean. Amortization is the schedule for repaying the loan balance. Debt-service coverage compares property income with required loan payments. Recourse concerns repayment responsibility beyond the property; prepayment provisions describe any costs or restrictions on repaying early.

We consider your business plan, project milestones, and whether the planned sale or refinance can support repayment.

Terms may change. Rates, loan amounts, fees, and timing depend on the property and transaction; preliminary terms are not a financing commitment.
