Valuation & Advisory Services
The right analysis for the decision ahead.
Explore four services for understanding a property, testing a business plan or preparing for a transaction. We shape the work around your question, the property and the people who need the results.
01 · Plan the appraisal
Commercial appraisal coordination
When you need a commercial appraisal, we start with the property, why you need the report and who will use it. We can then discuss arranging the work with a properly licensed appraiser who is qualified for that type of property.
If the report is for a loan, we first check who your capital provider requires to order it and what the capital provider will accept. We then discuss what the report needs to cover, which documents are needed, the fee and the timing.
- What to share
- The property address and type, owner or developer’s contact details, why you need the report, who will use it, any capital provider involved and your deadline.
- What we can help organize
- A written description of the work, a document list, a schedule, regular updates and delivery of the completed report.
All client reports are prepared in accordance with applicable federal and state laws. Formal appraisal reports are completed and signed by qualified appraisers who hold the license or certification required in the state where the property is located and for the assignment. Before accepting appraisal management work, we confirm required registrations and your capital provider’s requirements.
02 · Keep the process organized
Appraisal management
Appraisal management helps organize ordering, scheduling, updates and report delivery. Before accepting the work, we confirm any required state registrations and whether your capital provider will accept the service.
We clarify who orders the appraisal, which documents you need to provide, how you receive updates and whom to contact with questions. Each engagement requires the appropriate approvals and operating arrangements before work begins.
- What we can help organize
- Order records, key dates, document requests, status updates and report delivery, as agreed before work begins.
- Before we begin
- Check your property’s location, any required state registration, the appraiser’s qualifications and your capital provider’s ordering process.
Before accepting appraisal management work, we confirm required registrations and capital provider requirements. The appraiser remains responsible for the value conclusion.
03 · Put the business plan in context
Market & feasibility analysis
Before you acquire, reposition or develop a property, understand the market assumptions behind the plan. The analysis can examine competing properties, demand, current conditions and the questions that matter to your decision.
An agreed study may compare available supply, how the property fits its market and the assumptions behind its operations. You get a clearer view of the opportunity, the uncertainties and the information supporting the analysis.
- Questions worth asking
- Which market and competing properties matter? What customer or tenant demand is assumed? What would need to change for the plan to work?
- What the work can include
- A market summary, a comparison of competing properties, documented assumptions and a discussion of opportunities, constraints and open questions.
We agree on the questions to study and how you plan to use the results. Market research cannot guarantee future occupancy, rents or investment returns.
04 · Examine the project assumptions
Project financial analysis
Understand how the project’s numbers fit together before making major commitments. We can help frame the questions around project size, timing, costs, expected income and the path to completion or stabilization.
Compare scenarios to see how changes in key assumptions affect the plan. By identifying the sources behind cost estimates, schedules and operating inputs, the analysis helps you see what is supported and what needs more work.
- What to share
- The proposed program, current budget, schedule assumptions, anticipated rents or revenue, operating costs and the scenarios you want to compare.
- What the work can include
- A clear record of assumptions, a comparison of scenarios and analysis of how changes could affect the project.
Before work begins, we agree on what to compare and the information to use. Forecasts show what could happen under different assumptions; they do not promise a result.
